Las Vegas Housing Market Update: Fall 2026
The Las Vegas housing market is settling into a calmer, more balanced pace this fall. The median single-family home price held at $470,000 in September, exactly where it was a year ago, while buyers gained more homes to choose from and more room to negotiate.
Whether you’re thinking about buying, selling, or just watching your home’s value, here’s what the latest Las Vegas REALTORS® numbers show and what they mean for you.
The numbers at a glance (September 2026)
- Median single-family price: $470,000, flat from a year ago (the record high was $490,000 in May and June)
- Median condo/townhome price: $290,000, down 1.4%
- Housing supply: about 5 months, up from about 4 months
- Single-family homes listed without offers: 7,995, up 6.6%
- Homes that sold within 60 days: 75.9%, up from 72.0%
- Cash purchases: 23.5% of sales, about the same as last year
Prices are steady, not falling. After peaking at $490,000 in late spring, the median dipped slightly over the summer and has leveled off. A typical Las Vegas home is worth about what it was a year ago.
Inventory is building. A five-month supply puts Las Vegas close to a balanced market, compared with the extremely tight supply of recent years. Sales slowed too, down 7.4% for single-family homes and 12.6% for condos and townhomes from last September, as recent mortgage rate increases weighed on buyers.
Well-priced homes still sell. Even with more competition, roughly three out of four homes sold within 60 days, a slightly faster pace than last year.
What this means for buyers
This is one of the better buying windows Las Vegas has seen in several years. With nearly 8,000 single-family homes on the market without an offer, you have more choices and less pressure to waive inspections or bid over asking.
- Negotiate. Sellers are more open to price reductions, closing cost credits, and repairs, especially on homes that have been listed for a while.
- Get pre-approved early. Rates have moved up recently, so knowing your exact budget helps you act quickly when the right home appears.
- Think long term. Prices have held steady even as rates rose, which supports buying for the long haul instead of trying to time the market.
What this means for sellers
Your home is still worth close to record-level prices, but buyers have more options than they did a year or two ago. The sellers who do best right now get the first few weeks right.
- Price it right from day one. Buyers compare every listing in your area. An accurate price draws showings early, while an overpriced home sits and ends up needing reductions.
- Make it show-ready. With more competition, condition and presentation matter. Small repairs, fresh paint, and good photos go a long way.
- Be ready to negotiate. Expect requests for credits or repairs, and decide ahead of time what you’re comfortable offering.
If you’re facing a tight timeline or owe close to what your home is worth, you have more options than you might think. As a Certified Distressed Property Expert (CDPE), I help homeowners understand every path forward.
